Mortgage rates have edged back to around 4% for the first time since 2022, offering a welcome improvement in affordability for homebuyers and those remortgaging. However, the outlook remains uncertain as geopolitical tensions and rising energy prices push financial market expectations higher again. With swap rates already climbing and lenders adjusting pricing, the mortgage market is expected to remain volatile through 2026. While future Bank of England rate cuts could bring borrowing costs down further, the era of ultra-cheap mortgages appears firmly behind us.

Sellers Spring Into Action

Spring continues to prove itself as the prime selling season, with homes listed in February and March achieving higher success rates and selling faster than at any other time of year. National data shows nearly two-thirds of spring listings go on to complete, while local figures across BR6 and TN14 highlight strong buyer demand despite rising stock levels. With easing mortgage rates, motivated buyers and fewer homes currently on the market compared with last spring, sellers who act early are best placed to secure a swift and successful sale.
