According to NAEA Propertymark, the UK’s leading professional body for estate agency personnel, "if you want to take advantage of the stamp duty holiday, you may think you have plenty of time to sell your property before the 31 March 2021 deadline. But when you factor in the average time it takes to complete on a property once an offer is accepted, 12 weeks, the March deadline doesn’t seem too far away. Even more so when you consider that figure doesn’t include time for your own property search or any of the common hurdles along the way".



Using data sourced from Land Registry and their own NAEA Propertymark Housing Market Report, they recommend placing your property on the market by 
26th September to realistically sell it in time for 31st March 2021.  The process of selling a property can be very complicated, with multiple people involved and several key stages throughout the transaction.  For estate agents, often finding a buyer for the property is the easier task, it is keeping the transaction on track that proves challenging.  With buyers, sellers, solicitors, surveyors, mortgage brokers and other professionals having an interest in the sale, it is the job of the estate agent to keep the momentum going from the point of acceptance of offer to completion and all parties communicating with each other, and this process takes time.
