Our professional photographer will capture aerial images or videography using a drone to show off the location, views and grounds from an elevated perspective. Suitable for larger homes, plots, rural properties and unique settings.

We will prepare a formal probate valuation of the property for estate administration purposes. The valuation is undertaken to provide an opinion of market value as at the required date and may be used for probate, inheritance tax or solicitor administration requirements. This will include written confirmation of the value.

Charge for the preparation and coordination of bespoke marketing materials for new build, refurbishment and development properties. Services may include CGI still imagery, AI-enhanced visuals, virtual reality content, interior design concepts, animation and virtual staging to assist with off-plan marketing, presentation and buyer engagement.

A valid EPC certificate is a legal requirement when a property is advertised for sale or to let. An updated certificate can help promote any energy improvements that could have been made since any existing EPC was created and with energy efficiency becoming a greater consideration for many buyers, an up to date certificate can help attract buyers to your home. We will arrange for a qualified domestic energy assessor to visit your property, prepare the certificate and upload it to the national database. As of May 2026, the minimum Energy Performance Certificate (EPC) rating for renting out a private domestic property in England and Wales is E. Properties rated F or G cannot be legally rented unless a valid exemption is registered. The government plans to raise this minimum standard to a C rating by 1 October 2030.
